I have found this with about all WP themes – you install it, expecting it to look like the demo, then you can just go in and exchange images, etc. Is there an easy way to get the site as advertised? THX

Repository themes are not allowed to include any kind of demo content. This is why we went through all the trouble of displaying random existing content (posts/pages) in the landing page sections after theme activation.

Sample demo content is a good idea, and we’ll try to get this set up in the future, but we’ll have to provide it through our site since we couldn’t include it with the theme.
